When DMBAU acts as a general contractor (GC), we take full responsibility for coordinating all necessary work within a single project. We bring all construction and engineering processes under one management, organize the execution of work, and conclude subcontracting agreements with specialized companies to ensure that each stage is completed professionally and with high quality.
In this model, the order for work is formed as a single comprehensive package of services covering several parts of construction. The key condition is complete and clearly prepared tender documentation, which we develop as accurately and clearly as possible. Usually, the basis for the tender is a construction description, which specifies in detail the scope of work and quality requirements. This approach replaces the classic step-by-step estimate used for individual contracts.
Thanks to detailed project plans that reflect the actual scope of work, contractors can accurately calculate the amount of materials and the cost of implementation. This ensures not only high-quality construction, but also a transparent, controlled, and efficient project implementation process for the customer.
DMBAU as general developer / turnkey contractor (TU)
As a turnkey contractor (TU), DMBAU takes on the entire cycle of work—from design to full implementation of the project. We are responsible not only for the construction work, but also for close cooperation with designers, concluding contracts with both design teams and construction contractors.
An important factor in choosing a comprehensive contract model is the stage at which we become involved in the project. In most cases, we join at the concept and design stage, actively participating in the formation of the future facility. In some situations, we join later — for example, before the start of the building permit procedure. In such cases, we accept the design work already completed and existing contracts with designers, ensuring continuity and stable further development of the project.
